When Alan lists your home, he uses his extensive experience and knowledge of the local market, along with input from you, to first establish overall objectives and goals and then to formulate a custom marketing plan to achieve those objectives and goals. The components of the goals and the marketing plan include the following:

  • To aggressively market your home so that it sells at the best price, in the shortest amount of time and with the least amount of inconvenience.

  • To get as many qualified buyers as possible into your home until it is sold in order to maximize profit potential.

  • To communicate with you (by phone and activity letter) at least twice a week, to discuss the results of all activities relating to the sale and marketing of your home.

  • To constantly look for the best possible methods of exposing your home to potential buyers in the market.


MARKETING ACTIVITIES


  • Prepare a Comparative Market Analysis (CMA) to determine the value of your home. The CMA will analyze recent sales of comparable homes and other homes currently available for sale. Meet with you at your home to discuss the CMA and establish a price for your home.

  • Prepare a summary of the most important and valuable features of your home for inclusion in the Multiple Listings and submit your home to the Multiple Listing Service. This exposes your home to thousands of agents throughout South Florida.

  • Suggest and advise you of any changes you may want to make to your home so that it is more valuable to buyers.

  • Advertise your home on the following web sites to gain exposure to both local and out of town buyers:

  • Submit copies of your listing to my company's agents for their waiting buyers.

  • Work with buyers who may purchase your home and who may provide us with useful information about what buyers are looking for.



  • Develop a House Flyer for your home that includes a picture of your home and a list of features and benefits specific to your home. These full color brochures will be left at your home for potential buyers to take with them to better remember your home.

  • Fax a copy of the House Flyer to other local real estate company offices.

  • E-mail a copy of the House Flyer to top area realtors.

  • Constantly review and discuss with you, the ongoing sale and availability of comparable homes, as well as changes in the market.

  • Send out "Just Listed" cards throughout your neighborhood.

  • Arrange a Virtual Tour of your home. The virtual tour will be available on each of the web sites listed above.

  • Target advertise your home to likely potential buyers in newspapers and other media.

  • Create additional exposure of your home through the installation of a professional sign and lock box at your home.

  • Follow up with all of the brokers who have shown your home and communicate to you any useful feedback or comments they provide me.

  • Depending on accessibility to your neighborhood, hold an Open House for potential buyers.

  • Have all prospective buyers pre-qualified with a local lender to establish that they can afford your home.

  • Utilize my experience as a real estate attorney to prepare and negotiate the Contract for Purchase for the best price and with the most favorable terms.

  • Once the Contract is signed, oversee, coordinate and keep you advised of (a) the status of the buyers loan, (b) the physical inspection of the home and any needed repairs, (c) the title search and title insurance, and (d) the time and place of closing.

  • Attend the walk through inspection of the home, attend the closing with you and deliver your check at closing.
